The office market in the City of Basel and the greater Basel region saw a substantial increase in supply in 2020. The increase in the city region is partially due to existing space becoming available following moves and efforts to centralise. The effects were mainly seen in the City of Basel, where rental prices fell slightly. On the demand side, the COVID-19 pandemic led to a brief decline for office space in 2020. However, demand is likely to remain stable or even grow in the medium to long term, particularly in the life sciences and pharmaceutical sectors and in research and development. Ongoing construction activity should lead to the continued growth of supply, mainly in agglomeration areas. As a result, increasing downward rent pressure is expected over the coming years.
